Project name: Pirates Cove exercise room
Project location: Boulder, Nev.
Project cost: $10 million

This multi-home development by J.M. Williams and Associates in Salt Lake City has a pirate theme that is consistent throughout. The site has multiple detached structures including a racquetball/basketball court with a weight-lifting facility above, maintenance shop, lagoon area with a pool, water falls, water slide and more.

Challenges on the project included building on a steep site, almost entirely bedrock and in a harsh desert climate. J.M. Williams took advantage of the steep site and provided lake views from all rooms. The steep site also lent itself to the construction of water falls and a deep lagoon. The bedrock was a challenge and costly to excavate, but ended up becoming part of the scenery with exposed rock and caves, as well as serving as retaining walls for all detached structures.
