Project name: 404 Settler’s Ridge
Bourland Oaks Community
Project location: Keller, Texas
Square footage: 4,218
Total project cost: $385,220

Obtaining the LEED for Homes Certification at the Silver level or above, and a HERS index of 59 or lower, were the goals when building this home by Elite Custom Homes in Bedford, Texas. This home meets Energy Star qualifications and the U.S. Department of Energy’s Builder’s Challenge. Energy efficiency, high performance, indoor air quality, increased comfort, water and land conservation were green challenges for Elite Custom Homes. Keeping the project priced competitively with similar homes was another.

The green challenges were achieved by using best practices for high performance in mixed-humid climate, Building America Performance targets and the LEED for Homes certification process.

Keeping the home competitive was achieved by using optimum value-engineered framing techniques. Using the break point process allowed the builder to offset the increased cost of improvements to the building enclosure performance by reduction in warranty and callback expenses as well as reduction in heat loss/gain.
