Project name: Highland
Project location: Winter Park, Fla.
Total project cost: $31,500

This home needed to protect the lanai on less desirable days from hot Florida summers as well as insects. The lanai opens to the great room and the master suite via large, automated, pocketing sliding glass doors to create a spacious indoor/outdoor living area.

The retractable screens keep up to 90 percent of the conditioned air within the lanai and shield the outdoor living space from solar heat.

A challenge for Phil Kean Designs in Winter Park, Fla., was the large size of the lanai that wrapped the courtyard. The solution was to use 15 disappearing screens that hold in up to 90 percent of the conditioned air while the doors are open between the great room, master suite sitting area and the lanai. The lanai faces south and west so the screens also protect the home from glare and solar heat, keeping out 90 percent of UV rays. The summer also brings insects which the screens control. For the eight months Florida has nice weather, the screens can remain concealed.
